FAQ

Q: May I visit the property before I buy it?
 

A: Yes, please do. Some land you can drive right up, others you need some tenacity and ingenuity. With GPS coordinates and a modern phone or some research on the internet ahead of time you should be able to go look and see the land for yourself.

Q: What are the taxes?

A: The recent taxes should be included in each property listing.

Q: If I am not in the United States may I still buy land from you?

 

A: Yes, American land can be bought by anyone who is not subject to American trade restrictions like citizens of North Korea, Myanmar, Cuba and a handful of other countries..

Q: May I set up a payment plan?

A: Yes Sometimes, please let us know your circumstances and I will try to come up with a win win solution.

Q; How do I qualify for a payment plan?

A: If you are interested in the property and believe you can make payments then you qualify. You don't need credit or even have to be American, if your circumstances change along the way please let us know so we can work with you. We want you to use the property and enjoy it, show and tell your friends you got your land from us so they can too.

Q; May I use multiple credit cards to buy land?

A: Yes.

Q: My friends and I want to buy the land can we use different cards to pay our respective parts.  

A: Yes.

Q: May I mail you a check for the purchase?

A: Yes of course you would have to wait until the check clears before we assign you the property.

Q: What if there is no water, electricity, or plumbing to the property?

A: If you plan to build a home on your land you will need water, electricity, and a means of waste disposal. Rural land in the path of growth is often times without water, electricity, or plumbing. However, this is NOT a problem but rather an opportunity to get a choice piece of land at an unbelievable price. The means of getting water, electricity, and waste removal can be easy and affordable.

Q: May I raise crops or animals on the property?

A: Probably but each property has its own local restrictions. You should check local zoning first.

Q; Does the land Perc?

A: Not sure on most of these. Please go on YouTube and search for how to perc test land. There are lots of off grid build types making very informative videos on this subject. They teach you how to dig a hole about the size of a 5 gallon bucket. Then pour water in the hole and time how long it takes to soak in. Depending on local codes the depth of the hole and the diameter of the hole are dictated. The volume of water is dictated too. Then there is a local guideline about if it takes longer than the allotted time to drain then the land does not perk. These land deals are very do it yourself. You can go perc test any of my land before you buy it. Watch the YouTube videos on how to do it. Then you can feel a lot more comfortable about installing a septic system before buying land. 

 

Q; May I put a trailer on the land?

A: Hopefully, but we strongly advice you check with local zoning.

Q: May I put shipping containers on the land?

A: Please check with local zoning. 

Q; May I build a house out of tires on the land?

A: Hopefully so because those are cheap and efficient if you are willing to put in the labour. We strongly advice that you check zoning.

Q: Will you give me a tour?

A: Unfortunately we do not. You may use your cell phone to look up the GPS coordinates to the property. Download a free app that shows you the actual coordinates. Drive out there or better yet ride your bike. It is healthier and with all the money you save you can buy more land.

Q; Do you have any pictures of the land?

A: Sometimes I hire someone to go take pictures but I started noticing that someone often buys the land before I get the pictures from the person I hired to go get them.

Q: Do I need a realtor to purchase this property?

A: No you do not, we make the buying process simply and easy. You are buying directly from the owner. This saves you money on commissions and documentation fees.

Q: Do we need to use a title company? What will this cost me? 

A: A title company is not required to complete this transaction. As a result you will incur no title or closing costs. If you wish to use a title company you will do so at your own expense.

Q: May I record my own title?

A: Sure, I would be more than happy to send you what you need to record your own title if you know what you are doing. If you are new to recording I would rather record it for you.

Q: Do you have any pictures of the land?

A: We have an extensive collection of photos from every book of every county we sell property in. Each property we have listed for sale has photos from the book or subdivision it belongs to. These photos in conjunction with topographic Google Earth imaging gives us the best representation of each property without having to visit each one to take pictures that look just like the ones we already have. This saves us time and allows us to expand our inventory more easily in order to provide you with new properties each month. If there are noteworthy or unique attributes we would like to display through pictures we will sometime send out a photographer to get more detailed pictures of the property

Q: What is the estimated time line for the buyer to receive the deed after buying the land?

A: Here are the list of the estimated time lines for the following counties:

Q: May I resell your properties?

A: Yes please do, hopefully you can sell them for a lot more and come back to do it again. Let me know if you need help with the paperwork.

Q: What if I want you buy more than one parcel? Do I get a discount?

A: Yes! Ask us about receiving a discount for purchasing multiple parcels.

Q: How should I title the property?

A" There are all kinds of ways to own a property. First American Title does a good job of explaining some of the more common ways here.
