Step By Step Instruction

Welcome to Cash4Land.org. We offer great real estate deals at incredible low prices. Anyone can buy the property right now with no credit check or approval. Here are your step-by-step instructions on how to buy land.

Step 1. Choose your property!

Choosing your property is the most important step in the buying process. Ask questions, call the county, and inspect the property before you commit. All properties at Cash4Land.org are sold "as-is"

Step 2. Buy Now!

Once you are ready to proceed with purchase, click on "ADD TO CART". There are two types of sales: cash sale and owner financed properties.

Cash sale properties. To purchase cash sale property you will have to submit a payment by major credit card.

Please complete Step One & Two and submit a payment.

Once we receive your payment, we will contact you and prepare a Real Estate purchase agreement.

Owner financed properties. To purchase an owner financed property you will be required to submit a payment for the down payment as indicated on the listing. There is no credit check and you are automatically approved for a credit. Please complete Step One and proceed to Step Two. Once you submit the payment, we will contact you within 24 hours to verify details of the sale and the terms you want to select. Your first payment will due in about 25-35 days depending on your selected due date.

Step 3. Closing.

Cash sale properties. Once your payment is completed, we will provide you with a notarized copy of the deed by mail within (10-15) business days. You will be given instructions on how to sent that deed directly to the county for recording. Once county records the deed (3-4 weeks time frame) they will send the deed directly to the new owner. Cash4Land.org does monitor the process to ensure that every deed is recorded by the County Clerk.

Owner financed properties. You will receive your buyer purchase packet within 10 days by us mail. Your package will include three documents: A land contract, A promissory note and Servicing note. The land contract & Promissory note are to be completed by the buyer (s) and notarized in the presence of a notary public. Once completed, please make a copy for yourself and return the original notarized copies to Cash4Land.  The Servicing note is basically instructions for your payments. Your first payment will be due in about 25-35 days depending on your selected due date.

Making monthly payment. All invoices are sent by email, so please ensure that we have a valid email address for you at all times. All monthly payments must be paid by check, money order or credit card. There is a 10 days grace period for any late payments. If payment is more that 10 days late, there is a 10% late fee added to your account.
